Introduction

Now a thriving office space in the popular Merchant City Central Conservation Area of Glasgow, 112 Ingram Street had lain empty for four years before work began in 2016. 

The sensitive restoration project has seen ISG bring the building back to life, maintaining original features and creating open-plan office space across six of the seven-storey building’s floors, with ground floor retail spaces and a café, games room, cycling storage, breakout areas, showers and changing facilities in the basement. 

Exposed ceilings, steel and brickwork, wooden flooring and ornate staircases pay homage to the building’s past, while modern mechanical and electrical systems, and natural ventilation, ensure the building’s tenants’ comfort. 

The restoration of the 1890s building won the Royal Incorporation of Architects in Scotland (RIAS) Award for Conservation and Climate Change in 2018.

The project

Following strip out to shell and core, ISG moved up through the building carrying out extensive structural alterations and sensitive restoration work to the original sash and case windows, stairwells, tiling and the red sandstone exterior. 

Ensuring the building’s future, the exterior was conserved and restored with a new slate and lead roof, upgraded insulation and openable rooflights. The basement was fully damp-proofed and new drainage installed to all floors. 

A spacious office reception area was created on the ground floor and two new lifts installed to serve the offices on the six upper floors.

Sustainability 

The building now benefits from modern M&E services, including track LED lighting throughout, and achieved a ‘C’ EPC rating.
