Housed in a standalone, purpose-built two-story building, spanning 33,000 sq ft, the new Miral HQ, located on the buzzing Yas Island, reflects the nature of Miral’s remit as the company responsible for the development and management of Yas Island’s growing portfolio of theme parks and attractions.
The project
With a distinct industrial design that is also highly adaptable, the strong aesthetic seamlessly lends itself to a more playful amalgamation, that is inspired by the theme park environment, through the introduction of many complementary features including a fully functional slide that runs from the top to the ground floor, meeting spaces deigned as pods and colourful furniture, fixtures, and equipment.
This urban outlook of the fit out is further enhanced by concrete flooring and muted colour palate, while the FFE selection add an unexpected pop of colour into the space and contributes to the theme park-inspired accents that are part of the design vision.
Our Scope
Our scope, as the lead fit out contractor for the Miral HQ included the built survey, structural and architectural works, complete MEP works, landscape and signage and the delivery of spaces including a reception and waiting area, 21 executive offices, 10 meeting rooms, a large flexible open working space with 71 open workstations and 22 hot desk spots and a large dining/multi-purpose area
Beyond achieving the design vision, there is always the need to improve operational efficiency, as well as deliver environments that appeal to diverse and multicultural teams and cater the needs of today’s workforce, while remaining agile enough to accommodate flexible working arrangements. With this thinking, ISG approached the fit out, rethinking some aspects of the design to improve buildability, durability and space flexibility.

Project Challenges and Dynamic Delivery
ISG brought dynamic delivery to this project to enable the completion of the fit-out scope, while some aspects of the main construction were in progress.
To accommodate the tight time frame, joinery items’ installation duration was reduced by more than 50%, through preassembling items off site and installing them in bigger pieces.
Also, in close collaboration with the client and engineer, ISG procured long lead items early on, while engineering was still ongoing.
Finally, ISG hired HPS, a regional leader in theme park design and delivery, as local contractor and Wiegrand, one of the top stainless steel slide manufacturers in the world, to deliver the slide - an anchor feature of the design.
The fit-out works were conducted under the strictest COVID-19 related health and safety measures, with no disruption to the construction programme.
